Rapper Vanilla Ice Flips Houses In Florida

Vanilla Ice was most famous for his rap hits from the early 90's. Now Robert Van Winkle is flippin mansions as "cool as ice."

The DIY Network is debuting The Vanilla Ice Project. Rob is remodeling homes in Palm Beach, Florida.



New York Times (NYT): Tell me about the house in Palm Beach.

Vanilla Ice (VI): It was a tax-lien property. We auctioned on it. The house, before I even touched it, already appraised at over $800,000, and I got it for $400,000, so I had a lot of room to play with. It was completely gutted — they took every cabinet, every sink, every toilet, every door and door frame.

VI: It worked out good for me, because it shows really nasty on the show, and then we fix it up amazing. I use a lot of new things in this house that people have never seen in home building before, like ultra-modern, cool, high-tech things that even if you don’t care about Vanilla Ice you’re going to be entertained by. [Ed. note: EVEN if you don't care about Vanilla Ice!]

NYT: Like what?

VI: Most people aren’t accustomed to seeing mood lighting. If you’re in a bad mood, the lights will go red, and they’ll go blue if you’re in a good mood. [Ed. note: IT'S NOT A HOUSE, IT'S A HOME!]

NYT: How does that work?

VI: There’s some kind of sensor, like I guess a mood-ring sensor thing. I really don’t know, I still can’t figure out how it works, but it’s amazing. They’re all done in fiber optics. When they’re off, you can’t tell they’re in the house. [Ed. note: Ah yes, state-of-the-art mood-ring sensor thing lights.]

Lead Based Paint Disclosure - New EPA Rule Starts April 22, 2010

Before ratification of a contract for housing sale or lease, sellers and landlords must:

  • Give an EPA-approved information pamphlet on identifying and controlling lead-based paint hazards.
  • Disclose any known information concerning lead-based paint or lead-based paint hazards. The seller or landlord must also disclose information such as the location of the lead-based paint and/or lead-based paint hazards, and the condition of the painted surfaces.
  • Provide any records and reports on lead-based paint and/or lead-based paint hazards which are available to the seller or landlord (for multi-unit buildings, this requirement includes records and reports concerning common areas and other units, when such information was obtained as a result of a building-wide evaluation).
  • Include an attachment to the contract or lease (or language inserted in the lease itself) which includes a Lead Warning Statement and confirms that the seller or landlord has complied with all notification requirements. This attachment is to be provided in the same language used in the rest of the contract. Sellers or landlords, and agents, as well as homebuyers or tenants, must sign and date the attachment.
  • Sellers must provide homebuyers a 10-day period to conduct a paint inspection or risk assessment for lead-based paint or lead-based paint hazards. Parties may mutually agree, in writing, to lengthen or shorten the time period for inspection. Homebuyers may waive this inspection opportunity.
Environmental Protection Agency (EPA) Requirements:

Common renovation activities like sanding, cutting, and demolition can create hazardous lead dust and chips by disturbing lead-based paint, which can be harmful to adults and children.

Under the rule, beginning in April 2010, contractors performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination.

Until that time, EPA recommends that anyone performing renovation, repair, and painting projects that disturb lead-based paint in pre-1978 homes, child care facilities and schools follow lead-safe work practices.
  • All contractors should follow these three simple procedures:
  1. Contain the work area.
  2. Minimize dust.
  3. Clean up thoroughly.
  • Read EPA's Regulations on Residential Property Renovation.
  • Read about lead-hazard information for renovation, repair and painting activities in the EPA lead hazard information pamphlet.
  • Read about how to comply with EPA's rule in the EPA Small Entity Compliance Guide to Renovate Right.
  • Find additional EPA publications and brochures on lead-safe renovation, repair and painting and on lead poisoning prevention.
After April 22, 2010, property owners who perform these projects in pre-1978 rental housing or space rented by child-care facilities must be certified and follow the lead-safe work practices required by EPA's Renovation, Repair and Remodeling rule. To become certified, property owners must submit an application for firm certification and fee payment to EPA.

Property owners who perform renovation, repairs, and painting jobs in rental property should also:
  • Take training to learn how to perform lead-safe work practices.
  • Learn the lead laws that apply to you regarding certification and lead-safe work practices beginning in April 2010.
  • Keep records to demonstrate that you and your workers have been trained in lead-safe work practices and that you followed lead-safe work practices on the job. To make record keeping easier, you may use the sample record keeping checklist that EPA has developed to help contractors comply with the renovation record keeping requirements that will take effect in April 2010.

New FHA Loan Guidelines Remove 90 Day Holding Rule For Foreclosed Homes

Lenders have recently held investors to standards that require them to hold a property for at least 90 days. That was until Friday January 15, 2010. Both the government and major lenders are have finally realized that bank owned properties (REO) and short sales are becoming the norm in today's market place.

According to HUD Secretary Shaun Donovan, a temporary ban on the "90 day holding rule" (also known as the "90 day no flip rule") will be relinquished for one year. There are certain restrictions, but "this temporary waiver will give FHA borrowers access to a broader array of recently foreclosed properties" (www.hud.gov). In short, the FHA has finally realized that the purchase, rehab and resell of a foreclosed property can often take less that 90 days in today's market.

This reversal of the "90 day no flip rule" is the first step toward stabilizing home prices and preventing any further deterioration of this economy. The effective date of this new ruling will begin February 1, 2010. In order to protect borrowers from fraudulent practices, the following guidelines must be upheld.
  • If the resell of the home is 20% greater than the original purchase price then the lender must meet specific conditions.
  • All transactions must be within arms length of both buyer and seller parties.
  • The waiver of the "90 day no flip rule" will not apply to Home Equity Conversion Mortgages.

Short Sale & Foreclosure Investors Transactional Funding

Many of you today want to know exactly what is a "Short Sale?"

It is simply a sale of real estate in which the sale price of a property is less than the balance owed on the property's loan.



Exactly how does it happen?

Often times this occurs when a borrower fails to pay the mortgage loan on the property. At this point the lender decides that selling the property for a loss is better than trying to collect delinquent payments from the borrower.



Who decides the process?

In a short sale both parties consent, because it allows both the borrower and the lender to avoid foreclosure. This can save the lender additional fees that most likely will not get paid by the borrower. In addition to helping out the lender, the borrower may be able to avoid damages to his/her personal credit.



So what does this mean for Short Sale and Foreclosure Investors?

This means that for all short sale and REO investors who flip their deals, you're going to have to come up with your own funds. Unfortunately many investors don't have their own funds to close the A to B transaction. There are lenders out there today that are prepared to offer the transactional funding needed (also called flash cash) so that you can complete your double closes. They can provide 100% of the funds needed to close your A to B transaction so that your B to C transaction can close and you can collect your profits from the difference.



Most title companies these days no longer allow the funds from your B to C transaction to be used to close the A to B transaction (also called dry funds) and therefore require that you supply (wet funds) to close your A to B transaction. That is where transactional funding comes into play. While there are a few companies out there that offer this service, most ONLY can offer the same day close funds and several transactions require more time. In addition, Bank of America has been adding some stipulations inside the short sale approval letter which states that you as the investor may not re-sell the property for 30 days. Unless you have your own cash to take down the deal and hold for 30 days, that will kill your deal and most times, they are refusing to lift that restriction. Find out that there is an alternative so you don't lose the deal or your profits.

The MAO Formula - It's How We Buy Houses!


No matter if you're in an up market or a down one, you can still use a simple method to buy homes. All the guru's will tell you that profits are made on the purchase price of the home (NOT the sell price). One of the best ways to make sure that you buy at the right price is to use the MAO formula. We buy houses in Knoxville using the MAO formula.

The MAO formula is THE mathematical equation used by investors to help insure buying at the right price. MAO stands for maximum allowable offer. The most widely used version is [(ARV * 70%) - Cost Of Repairs] = MAO. ARV stands for after repair value. This is the value of the home when is has been fully rehabbed and is ready to sell to a retail buyer. That value is then multiplied by 70% (some guru's may use a bit more or less). Next, this value is then subtracted from the cost of repairs. Sounds somewhat complicated doesn't it?

Here is a simple example of how the MAO formula is actually used. Say for example the ARV of a home is $100K. This amount is then multiplied by 70%, which in this case turns out to be $70K. Here's the hard part. You must estimate the repairs of the home as accurately as possible. If your estimate of repairs turns out to be, say $10K then the most you would ideally like to pay for the home is $60K.

Here's a recap of the above example.
*ARV is $100K
*$100K X 70% = $70K
*Repair Estimate is $10K
*[(100K X 70%) - 10K] = 60K = Maximum Allowable Offer

Beware - Three Investor Mistakes To Avoid When Buying Houses


We all know that real estate is one of the best places to invest your money. No matter if your investing strategy is for capital gains or cash flow, real estate is the vehicle that can provide both. The nicest thing about investing in real estate is that a lender will give you money to buy property. Just ask your stockbroker how much she’ll lend you to by $200K worth of stock!

We buy houses at Roberts Investment Properties LLC, and we want to help you avoid some of the common mistakes that investors make. Unfortunately, every real estate investor out there has made investing mistakes in the past and some continue to make those same mistakes today. It’s just a part of learning (that’s life). The key is to minimize your mistakes, and more importantly learn from them. This short excerpt will illustrate three of the most common mistakes to avoid when buying houses.

The
number one mistake to avoid is buying houses at the wrong price. Most people think of real estate as a speculation game. By this I mean they are buying at a certain price now because the market may be hot. These buyers are anticipating housing prices to appreciate rapidly. Although this method does work, it is very short sighted. This strategy is all about timing, and if you’re late then you’re in trouble. We’ve all witnessed markets that went up fast eventually came down almost as fast. The bottom line is that your profits are NOT made when the house is sold; however, profits ARE made on the front end (when you buy it right).

The
number two mistake to avoid is NOT having a buyers list. This is not just a beginner mistake. Even those that have been buying houses for sometime have made the mistake of not having a buyers list. Some of you maybe asking, “what is a buyers list?” The answer is as simple as it sounds. A buyers list is a predetermined network of people that are willing to buy property from you. These buyers may be wholesale buyers or retail buyers. Wholesale buyers are those that want to buy houses in “as-is” condition. They do not care to do any work that is needed to be done to they property. Their goal is often times to sell the house to a retail buyer. It is this retail buyer that is the ultimate end buyer of the property. They buy houses in “move-in-ready” condition. As you may already know, the majority of properties on the MLS are for retail buyers.

The
number three mistake to avoid is NOT having an exit strategy prior to purchasing a house. An exit strategy is a predetermined selling strategy that the investor uses before purchasing a property. For instance, a landlord has predetermined that before buying a 4-unit house she will sell it in 30 years. In this example, the exit strategy is to sell the house in the future after the tenants have paid for it. Another example of a predetermined exit strategy is for an investor to buy a single family house at a discounted price.
